So far in this neighborhood series I've taken you southeast to Lee's Summit and across the state line to Overland Park. This time we're heading north of the river — to the fast-growing, often-underrated part of the metro that locals just call the Northland.

If you're new to Kansas City, here's the quick orientation: the Missouri River cuts across the metro, and everything north of it — spread across Clay and Platte counties — is the Northland. For a long time it was the metro's quieter corner. Not anymore. It's become one of the most popular places for families and first-time buyers to put down roots, and once you see what it offers, it's easy to understand why.

The Feel: Newer, Growing, and Full of Room

The Northland's defining trait is growth. This is where a lot of Kansas City's new construction is happening, so the housing skews newer, the subdivisions are modern, and the whole area has a fresh, on-the-rise energy. You'll find more space and bigger lots for your money here than in many closer-in or Kansas-side neighborhoods.

But it's not all brand-new cul-de-sacs. The Northland also has genuine history and character in its established towns — which is really the secret to its appeal. You get modern convenience and small-town charm depending on which pocket you choose.

Schools in the Northland

Families move to the Northland in large part for the schools. The area is served by several strong, well-regarded districts — including Park Hill, Liberty, North Kansas City, Smithville, and Kearney — that give the region a solid reputation for education across the board.

As always, my one honest caveat: school boundaries don't always follow city lines and they can shift. Before you fall for a specific home because of a specific school, verify the exact attendance area for that address — that's something I check for every buyer.

The Airport Advantage

Here's a genuinely practical perk that no other part of the metro can match: the Northland is home to Kansas City International Airport, with its sleek modern single terminal. If you or your family fly with any regularity — for work or to see family — living in the Northland can turn a cross-metro airport slog into a quick, painless hop. For frequent travelers, that convenience alone can make the decision.

The Outdoors

The Northland delivers on green space and recreation. Smithville Lake is the crown jewel — a big, beautiful reservoir for boating, fishing, camping, and trails, right in your backyard if you're up north. Closer in, English Landing Park in Parkville gives you miles of riverfront trails, and the region is dotted with parks as the communities keep investing in them. If your weekends involve a lake, a trail, or a ballfield, you're well covered here.

Northland Home Prices: What Your Money Gets You

The honest version, the way I give it to every client: the Northland is one of the best value stories in the metro. Because so much of the housing is newer and the area has room to grow, your dollar tends to stretch — more square footage, newer finishes, bigger lots than you'd typically find on the Kansas side or closer to the urban core.

That's a big part of why it's so popular with first-time buyers and growing families. You'll find real range, from attainable starter homes to large new builds, and the overall cost of entry is often friendlier than the premium Johnson County addresses. If maximizing space and newness per dollar is high on your list, the Northland deserves a hard look.

Commuting from the Northland

The Northland connects to the rest of the metro via I-29, I-35, US-169, and I-435. Downtown Kansas City is a straightforward drive across one of the river bridges, and — as noted — the airport is right here.

The honest caveat mirrors the ones I give for the other suburbs: if your daily life is anchored way down on the Kansas side in Overland Park, or southeast toward Lee's Summit, the Northland puts you on the opposite end of the metro with a river crossing in between. Map your real week before you commit.

Who the Northland Is Really For

My straight read:

  • It's a fantastic fit if you want newer construction and more space for your money, you value strong schools, you fly often (that airport access is real), or you like the idea of getting in on a genuinely growing part of the metro.
  • It might not be your best fit if your work and social life are anchored on the far south or Kansas side, or if you want to be walking-distance to the urban energy of the Plaza or Crossroads. In that case we'd look elsewhere — and I'd tell you so.
