Inventory sits at just 2.4 months of supply, well below the six months that defines a balanced market. And here's the part a lot of would-be sellers miss: new listings are actually down roughly 10% from last year. Fewer homeowners are putting their homes up, which means less competition for the ones who do.
Buyers are still showing up, too. Well-priced homes are going under contract in about 30 to 39 days, and only around 13% of KC listings have taken a price reduction — compared to nearly 18% nationally. Sellers here are holding firm, and getting rewarded for it.
So why the urgency? Because the calendar — not the market — is your real deadline this summer.
Why the Calendar Is Your Real Deadline
Late spring through early summer is the strongest stretch of the entire year to sell a home — and it's not close. Nationally, May commands the highest seller premium of any month, and June runs right behind it at roughly 12% above the annual average. Then things cool off.
The engine behind all of it is simple: families with kids who want to be moved in and settled before the new school year starts in mid-to-late August.
Here's the math that matters. To close before school starts, those buyers need an accepted offer by late June or early July — because a typical KC transaction takes 30 to 45 days to close. That means the most motivated, least price-sensitive buyers of the entire year are out shopping right now.
By late July and August, that urgency evaporates. Vacations, back-to-school prep, and a market that's already turned over thin out the buyer pool. Homes start sitting longer. The premium fades.
List into the summer rush, not after it.
If you wait until August to put your home up, you haven't just lost a few weeks — you've largely missed the best buyers of the year.
You Still Can't Just Plant a Sign and Wait
A seller's market is not the same thing as autopilot. This is the same shift I've been telling buyers about: the frenzy of 2022 is over, and today's buyers are more discerning. They're not waiving every contingency and throwing money at anything with a roof.
That means pricing and presentation still decide your outcome. An overpriced home sits — and a home that sits through the summer window and into the fall slowdown almost always sells for less than it would have if it had been priced right out of the gate.
Price it right and the market comes to you. Price it wrong and you'll chase it all summer.
Your first two weeks on the market are everything. That's when your most motivated buyers — the ones with the August deadline — see your listing for the first time. Burn those two weeks on an aspirational price and you end up cutting later anyway, this time with "stale listing" working against you.

The school-year clock ticks loudest in the family-driven suburbs. Here's what I'm watching across the metro right now:
Lee's Summit, Blue Springs, and the Eastern Jackson County suburbs. Top-rated school districts make these the epicenter of summer family demand. Buyers here are racing the calendar — and willing to pay for the right home to beat it.

Move-in-ready homes priced right. Summer buyers on a school-year timeline don't want a project — they want to unpack and enroll the kids. Clean, well-presented homes at fair market value are what move fast and draw multiple offers.
